Certificate of Insurance (COI)

Definition

A certificate of insurance, or COI, is a one-page proof of your liability coverage that commercial clients and property managers require before they let you on site.

The COI lists your insurer, coverage limits, and policy dates, and a property manager will often ask to be named as an additional insured. No COI usually means no commercial job, so having it ready and at the right limits is a gate to better-paying work.

Keep the document current and matched to each client’s required limits. Being able to produce a correct COI the same day a manager asks is often what separates the contractor who wins the contract from the one who is still working on it.
