Concrete Sealing Pricing: Scope, Product, and Cost
The short answer
Price concrete sealing only after assessing the slab, moisture and drainage, finish, contaminants, cracks or deterioration, prior treatments, intended exposure, desired result, and the exact manufacturer-supported product system. Build the project price from preparation, test/mockup, measured product coverage, qualified labor, equipment, protection, every mobilization, cure and closure burden, overhead, and correction risk. Use square footage as a quantity—not a borrowed price.
“Concrete sealer” can mean a penetrating treatment, a film-forming system, a cure-and-seal product, or another protection system with different preparation, appearance, exposure, coverage, reapplication, and safety requirements. Pricing all of them as “clean, dry, two coats” is not a method.
The American Concrete Institute's surface-preparation guide (opens in a new tab) begins with condition assessment, including moisture, previous protection systems, contamination, nonstructural defects, preparation, acceptance, and quality control. It also notes that no single preparation method fits every situation. That is the right commercial sequence: assess the slab and select the compatible system before calculating a rate.
Decide whether the slab is a fit
Record these facts before offering a price:

Stop or refer when the slab, coating, defect, exposure, drainage, or product cannot be qualified within your training, insurance, equipment, and authorized scope. Do not imply that sealer will fix cracks, settlement, scaling, drainage, or moisture migration.
Define the exact system and result
Select an exact product only after comparing its current technical data sheet with the assessed slab and intended exposure. Confirm:
- approved substrate and use;
- prohibited or incompatible prior treatments;
- required profile, cleanliness, dryness/moisture, and repairs;
- test or mockup requirement;
- coverage basis and application sequence;
- temperature, humidity, wind, ventilation, and weather limits;
- personal protection, flammability, storage, and site controls;
- appearance, slip, traffic, cure, and reopening instructions;
- maintenance, reapplication, removal, and warranty terms.
Do not turn product families into a universal price ladder. A penetrating treatment and a traffic-bearing coating can have different purposes and preparation. “Water-based,” “solvent-based,” “acrylic,” “silane,” “siloxane,” “urethane,” and “epoxy” do not by themselves tell an estimator that a product is compatible, breathable, one-coat, two-coat, exterior-safe, slip-safe, or cheaper for this slab.
Break “prep” into priced phases
Preparation is not automatically the pressure-washing job the customer already purchased. It may require a different acceptance standard and additional work. Price each applicable phase:
- authorization, records, and condition assessment;
- representative test or mockup and customer/specifier approval;
- access, property, traffic, ventilation, fire, and environmental controls;
- approved contaminant treatment and general cleaning;
- required surface preparation or removal within qualified scope;
- dry reinspection and acceptance testing under the system instructions;
- product application and in-process quality checks;
- closure, cure, protection, and reopening communication;
- closeout records, care instructions, and any specified follow-up.
When a separate specialist must repair, profile, strip, or test the slab, show that dependency rather than hiding it in an allowance you cannot control.
Build the price from quantities and cost
Square footage helps estimate open-area material and labor. Edges, steps, joints, walls, penetrations, protected details, repairs, separate zones, and access need their own quantities.
Use the complete cost build:
Direct job cost = loaded labor + product/material + equipment + mobilization + controls + fees + expected correction allowance
Then apply the company's overhead and required-profit method. Keep every assumption visible:

Calculate product quantity without false precision
Use the exact product instructions and representative test. A useful planning expression is:
Purchase units = planned treated quantity ÷ supported coverage per purchase unit, adjusted for approved application and legitimate waste
Round up to purchasable units and decide how unopened and opened material are costed. Do not assume the best published coverage, that porous concrete merely “drinks the first coat,” or that a second application doubles material and labor. Recoat timing, application amount, and acceptance are system-specific.

Open-area application can be a small portion of the job when the slab has complex edges, occupied access, uncertain coating, contamination, or multiple phases.
Write a proposal that survives a weather change
Include:
- mapped areas and measured quantity;
- slab and existing-system facts used to quote;
- exact preparation and excluded repair/removal;
- named product/system or controlled substitution process;
- test/mockup result and appearance acceptance;
- coverage/application basis without promising unverified consumption;
- weather, moisture, access, irrigation, traffic, ventilation, and reopening conditions;
- planned mobilizations and rescheduling triggers;
- result limits, maintenance, and care instructions;
- customer responsibilities and change-order path;
- total, tax, payment, expiration, and remedy terms reviewed for the work and law.
Avoid claims such as “freeze-thaw proof,” “stain-proof,” “waterproof forever,” “two coats last years,” or “sealing always protects the driveway.” State the documented purpose and limits of the exact product under the actual application.
A worked cost build without a fake national rate
Suppose the inspected scope contains 1,100 square feet of sound eligible slab, 140 linear feet of detailed edge, two protected doors, a representative sample, approved preparation, and two planned mobilizations. The selected system's current instructions and sample determine purchase quantity and application—not a blog table.
The estimator enters:
- phase labor at the company's loaded labor cost;
- exact landed purchase units and consumables;
- preparation and application equipment;
- protection and access controls;
- both mobilizations and weather coordination;
- payment/admin cost;
- correction allowance from comparable work;
- overhead and required profit.
Only after the project total is complete should the owner divide it by 1,100 square feet for an internal comparison with truly similar jobs. If the unit result differs, inspect scope and production assumptions instead of forcing the price to match someone else's published rate.
Reconcile actuals and build useful categories
After each job, record actual labor by phase, product units, weather delays, visits, correction, acceptance, and collected contribution. Keep categories separate by:
- slab/finish and prior treatment;
- selected system and exposure;
- preparation class;
- open area versus detail;
- access/control burden;
- initial application versus documented maintenance.
That evidence can produce a reliable internal planning rate over time. A generic “driveway sealer price” cannot.

Concrete must be clean, dry, and suitable before a sealer belongs in the quote. Photograph oil, rust, cracks, previous coating, moisture, and shaded areas. State whether crack filling, stain treatment, or stripping is included. A sealer cannot repair structural movement, and a glossy finish is not the same as protection.
Price preparation, material coverage, labor, return checks, and weather delay risk. Confirm the product’s coverage and cure instructions from its label; never promise a return-to-service time the weather cannot support. Keep a small test area and get approval when color or sheen matters.
Leave care instructions and a recoat window. Record product lot, coverage, weather, and final photos so the next quote is based on your own results rather than a generic gallon-per-foot guess.
Treat concrete sealing as a condition-dependent return visit
The wash is preparation, not proof that the slab is ready for sealer. Inspect existing coating, moisture, curing age, oil, efflorescence, cracks, spalling, drainage, and weather exposure. Use the selected product's current technical instructions for preparation, coverage, application conditions, and cure; do not substitute a generic rate from another sealer.
Build the estimate by phase

If stripping, crack repair, grinding, or coating failure is outside your competence, exclude it plainly or bring in the correct specialist. Do not bury a repair assumption in the square-foot rate.
Quote appearance and performance separately
Ask whether the customer wants natural appearance, color enhancement, gloss, easier maintenance, or another product-supported outcome. Show a representative test where practical, because “wet look” and “satin” are subjective. Never promise that sealer will correct structural cracking, drainage, spalling, or every existing stain.
Protect the return trip
A sealing project may require the crew to return after adequate drying or between coats. Price those mobilizations. State what happens if rain, irrigation, vehicles, pets, or another contractor interferes with preparation or cure. A weather reschedule is not a customer failure; it is a known project condition that needs a calm written process.
The business wins when the project is priced for preparation and control, not merely gallons of product. Track actual material coverage and crew time by slab condition. After several jobs, split the rate card into clean/newer concrete, weathered porous concrete, and inspect-first work rather than forcing every slab into one number.
Put moisture, preparation, and cure ahead of the sealer price
Concrete sealing failures often begin before the product is opened. Inspect age, porosity, existing coating, repairs, cracks, efflorescence, stains, drainage, shade, irrigation, and likely moisture. Follow the selected product's requirements for preparation, application conditions, coverage, and cure.
Quote cleaning and preparation as real work. Oil, tire marks, failed coating, or deep contamination may not disappear completely and can affect appearance or adhesion. Name crack repair, grinding, stripping, or stain restoration separately when offered; do not imply ordinary washing corrects structural defects.
Use a project gate:
- Surface is cleaned to the agreed standard.
- Required drying or moisture condition is met.
- Weather and surface temperature are inside product guidance.
- Customer confirms traffic, pet, irrigation, and furniture restrictions.
- The crew records product, batch, area, coats, and conditions.
If a gate fails, reschedule the application rather than spending material to preserve the calendar. Include the likely return trip in pricing and explain how weather affects timing.
The customer should receive care and cure instructions in writing. State when foot and vehicle traffic may resume according to the actual product and conditions, not a universal promise copied from another sealer. Keep final photos and application records with the job. The professional value is not simply a glossy surface; it is a controlled process the company can explain if appearance or performance is questioned later.

Obtain the concrete and product records, assess the slab, and follow the exact manufacturer/specifier acceptance criteria. “Wait 28 days” is not a substitute for system-specific approval.
- Is concrete sealing always more profitable than pressure washing?
