Paver Sealing Pricing: Scope, Cost, and Risk
The short answer
Price paver sealing only after identifying the paving unit and existing treatment, inspecting stains, efflorescence, drainage, joint condition, access, adjacent property, and weather constraints, and selecting a compatible manufacturer-documented system. Build the price from measured area and detail, preparation, joint work, product coverage and waste, labor, equipment, mobilizations, site controls, cure/closure burden, overhead, and correction allowance. Reconcile actual coverage and hours after every job.
A paver-sealing quote is not “square feet × a rate.” The area is only a quantity. The work plan changes with the paving unit, previous coating, joint material, contamination, drainage, moisture, traffic, desired appearance, product system, application conditions, and consequences of failure.
That is why two 800-square-foot patios can require different scopes and prices. One may need a compatible maintenance coat after documented preparation. Another may have unknown sealer, trapped moisture, efflorescence, failing joints, and poor drainage that require testing, remediation, referral, or a decline.
The Concrete Masonry & Hardscapes Association (CMHA) (opens in a new tab) treats cleaning, joint stabilization, and surface sealing as related but distinct decisions. Its technical guidance calls for product-specific cleaners and sealers, test areas, a clean and dry surface for most sealers, protection of adjacent areas, and consultation with the supplier. Use that industry guidance as a starting framework, then follow the paving-unit, joint-product, and sealer manufacturers that govern the actual system.
Start with a sealing-eligibility inspection
Do not let the customer's desired “wet look” decide the method. Record the facts that determine whether you can responsibly quote the work.

If the product history is unknown, do not pretend a small visual check proves compatibility. Contact the paver and proposed product suppliers, follow their test and preparation instructions, and refer coating removal or pavement repair when it falls outside your trained, insured scope.
Separate the services hidden inside “clean and seal”
A clear estimate identifies the phases that actually apply:
- Assessment and sample. Confirm the system, representative test location, desired appearance, and written result limits.
- Site preparation. Move or protect agreed items, establish access and traffic controls, and implement the approved washwater plan.
- Condition treatment. Address only identified stains or efflorescence with compatible labeled products and documented procedures.
- General cleaning. Clean without damaging the paver face or removing more joint material than the approved plan anticipates.
- Drying and reinspection. Judge the surface dry, check weather and moisture conditions under the selected product instructions, and stop if acceptance gates fail.
- Joint work, if included. Define removal/refill depth, material, compaction or activation process, edge condition, and what movement or repair is excluded.
- Sealer or stabilizer application. Name the exact product, purpose, application requirement, planned quantity, test approval, and traffic restriction.
- Closeout. Record lot/product, conditions, quantities, photos, exceptions, care instructions, reopening rule, and any return inspection.
Cleaning, replacing joint material, applying a joint stabilizer, and applying a surface sealer are not interchangeable. A proposal should never imply that sealer repairs settlement, restores structural interlock, stops every weed, eliminates every stain, waterproofs the pavement, or guarantees a permanent finish.
Build cost from the approved work plan
Use area to estimate product quantity only after choosing the system. Then calculate the full job:
Direct job cost = loaded labor + product/material + equipment + mobilization + site controls + fees + expected correction allowance
Add an appropriate allocation for overhead and required profit using your company's pricing model. A copied price per square foot cannot know your labor burden, supplier price, insurance, minimum, travel, callback experience, or capacity.
Product and material quantity
Use the current technical data sheet's coverage instructions for the exact substrate and application, then include legitimate loss and unusable remainder. Do not assume:
- every paver absorbs the same amount;
- one product family is always cheaper or better;
- a second coat is universally required—or that it simply doubles everything;
- joint sand and liquid stabilizer perform the same function;
- a quoted container yield will be achieved on an untested surface.

The owner should verify purchase units, tax, freight, shelf life, storage, and whether opened remainder can be used safely and lawfully. “We will use the rest later” is not a reliable cost assumption.
Labor and mobilization
Estimate crew-hours by phase, not from area alone:

Count each mobilization. Preparation and cleaning may occur on one visit, application on another, and a follow-up may be required by the scope or a problem. Weather holds also consume coordination and capacity even when the crew never applies product.
Risk and correction
Do not hide foreseeable rework behind an aggressive target margin. Use your own completed-job history to estimate the cost of return inspection, uneven appearance, contamination, overspray, weather interruption, or other covered corrections. More importantly, use eligibility and stop gates to avoid accepting work whose downside you cannot manage.
Convert the cost build into a customer proposal
The customer does not need your internal spreadsheet, but they do need a proposal specific enough to compare and enforce. Include:
- exact areas and materials included;
- existing conditions and assumptions;
- preparation, cleaning, joint work, and product as separate scope statements;
- exact product/system or an approval process before substitution;
- sample/test approval and appearance limits;
- exclusions such as repair, stripping, drainage correction, hidden coating, deep stain removal, or structural work;
- weather, moisture, access, vehicle, irrigation, and traffic requirements;
- planned visits and what triggers rescheduling;
- cure/reopening instructions taken from the selected system rather than a generic number;
- customer responsibilities and change-order process;
- total price, tax, payment terms, and proposal expiration;
- warranty or remedy language reviewed for the actual product, work, law, and insurance.
Avoid promising that a coating will “lock in” a perfect appearance, permanently prevent weeds, or make every paver stain-proof. Describe the documented purpose of the selected product and the condition you can observe at acceptance.
A worked estimating example without invented market rates
Assume an owner has inspected a 900-square-foot paver area. The selected system and test show that general cleaning, defined joint refill, and one manufacturer-specified application are appropriate. The job requires two mobilizations and a controlled reopening window.
The estimate should not begin with “900 × $2.” It should begin with the takeoff:

If the resulting price looks uncompetitive, locate the difference. The scope may be broader, the production estimate may be weak, the territory may be a poor fit, or the company may not yet be equipped for the service. Cutting the price without changing one of those facts does not improve the job.
Use completion data to build a real paver rate
For each completed job, capture estimated versus actual:
- crew-hours by phase;
- product and joint-material units;
- number of visits and weather deferrals;
- protected-detail count;
- collected revenue and direct cost;
- correction reason and cost;
- customer outcome or complaint;
- pavement/system category.
After a credible sample of comparable jobs, you can create an internal unit rate for preliminary planning. Keep condition, system, and detail bands separate. A median from clean maintenance applications should not price an unknown failed coating.

Inspect eligibility first. Select a manufacturer-supported system second. Write the phases and acceptance gates third. Build a paver-sealing scope that survives weather
Inspect moisture, joint sand, efflorescence, oil, and existing sealer before you price. A pretty patio can hide a failed coating that needs stripping or a cure period that changes the start date. Photograph the test area and state what the sealer will and will not change: color enhancement, joint stabilization, and water beading are different outcomes.
Price the preparation separately in your notes even when the customer sees one project total. Include cleaning, drying, joint-sand replacement, sealer, labor, and return visits. Do not promise a calendar-day cure when weather and shade control the result; quote a range and the conditions required to proceed.
After completion, leave care instructions and a recoat reminder. A clear maintenance handoff reduces calls that are really owner expectation problems and gives you a credible future service date.
Quote paver sealing as phases with release gates
Cleaning, drying, joint preparation, and sealing are not one uninterrupted task. Treat them as phases, and do not release the next phase until the surface meets the condition required by the product and your written process.
- Inspection: identify existing sealer, efflorescence, oil, weeds, failed joints, movement, drainage, and repair needs.
- Test and clean: confirm the cleaning method does not damage the paver or joint system.
- Dry and inspect again: verify moisture and weather conditions using the product requirements, not a calendar guess.
- Prepare joints: replace or correct joint material only within the sold scope.
- Apply sealer: follow coverage, coat, temperature, and cure requirements.
- Release to use: give the customer a clear foot-traffic, vehicle, irrigation, and care handoff.
If a phase fails its gate, reschedule or issue a change decision. Do not let a promised date force product onto an unsuitable surface.
Price the unknowns before they become free labor
Existing coating is the biggest quoting trap. A surface that looks merely dull may contain incompatible or failing sealer. State whether stripping, efflorescence treatment, repair, and resanding are included. If the condition cannot be confirmed, quote an inspection or test area before a fixed full-project price.

Sell durability honestly
Do not promise a universal lifespan. Exposure, drainage, traffic, preparation, product, application, and maintenance all matter. Explain what the selected product is intended to do, what appearance it creates, and what care it needs. Put sample acceptance and sheen expectations in writing when appearance is subjective.
Paver sealing can produce a strong ticket because it combines skilled preparation, material, and multiple visits. It can also create an expensive callback if moisture, old sealer, weather, or appearance expectations are guessed. The most professional proposal is the one willing to pause between phases.
Treat paver sealing as a staged project
Cleaning, joint preparation, drying, sand installation, sealer application, and cure are separate gates. A single same-day promise can fail when weather, moisture, old sealer, efflorescence, weeds, settlement, or joint condition changes the sequence.
The site review should record paver type, approximate area, existing sealer signs, joint depth, drainage, shade, irrigation, access, edge restraints, staining, and any loose or sunken sections. Define which repairs are excluded. Cleaning cannot correct structural movement, and new sealer does not hide every previous coating problem.
Build the quote in phases even if the customer sees one package:
- Cleaning and removal work with stated result limits.
- Joint preparation and sand quantity based on inspected conditions.
- Dryness and weather confirmation before sealing.
- Sealer type, coats, application method, and protected cure window.
- Customer restrictions for foot traffic, vehicles, irrigation, pets, and furniture.
State what happens if the weather gate fails. A reschedule is different from a cancellation, and material already ordered may have separate terms. Do not guarantee a calendar date that depends on moisture and forecast conditions beyond your control.
Price labor for return trips and protection, not only gallons of sealer. If the project requires two mobilizations, the rate must carry two setups. Keep product batch, coverage, weather, photos, and customer instructions with the completed job. That record supports warranty conversations and gives the next maintenance visit an accurate starting point.
