How to Measure Square Footage for a Pressure Washing Quote
The short answer
Measure each sold zone separately, record the source and units, calculate the geometry, and attach an uncertainty and confirmation status. Aerial images, plans, customer dimensions, wheels, tapes, lasers, and qualified site review have different limits. Area is only one quote input: material, condition, access, water, drainage, hazards, result, and method eligibility still matter. Do not access a roof or copy a universal pitch factor from a blog; use suitable plans/reports or qualified site procedures.
A precise-looking area can still be wrong. The image may be old, the boundary hidden, the drawing may use inside dimensions, the customer may have included a zone that is not in scope, or the surface may be sloped, coated, deteriorated, obstructed, or unsuitable for the assumed service.
The goal is not “get square feet.” The goal is “create a traceable scope quantity another person can verify, price, deliver, and reconcile.”
Create one measurement record per sold zone
Do not store a single property total. Use separate rows for the driveway main slab, apron, walk, patio, pool deck, each building elevation, roof section, wall, loading area, or other quoted zone.
Record:
- zone name and clear boundaries;
- included/excluded edges, faces, levels, cutouts, steps, curbs, or vertical returns;
- material, finish/coating, visible condition, and known repairs;
- length/width/height/slope or source area and unit;
- source: plan, current aerial, customer-provided, site tool, third-party report, or qualified inspection;
- source date, scale/calibration, visibility, and person who measured;
- calculation and any conversions;
- uncertainty or tolerance appropriate to the source and decision;
- photo/markup reference;
- quote status: preliminary, customer-confirmed, site-confirmed, or changed;
- conditions that require remeasurement or price change.
This prevents a clean number from losing the evidence that made it credible.
Choose the source by risk and consequence

No source is automatically “truth.” A wheel can slip or follow uneven terrain; a laser can lose its target; a plan can be stale; an aerial can hide an addition; a third-party report can omit field condition. Select a second source or on-site confirmation when the likely quantity error could change price, materials, duration, method, capacity, or customer trust materially.
Use geometry without pretending the shape is simpler than it is
Break visible boundaries into shapes and keep the markup.
rectangle area = length × width
triangle area = 0.5 × base × perpendicular height
circle area = π × radius²
trapezoid area = 0.5 × (parallel side A + parallel side B) × perpendicular distance
net zone area = sum of included shapes - sum of excluded shapes
For an irregular edge, a polygon tool or a series of smaller shapes may be more appropriate than one “average width.” Document where points were placed. Do not create false precision: inputs rounded to the nearest foot cannot support an area presented as exact to two decimal places.
Example only: a visible driveway may consist of a 32 ft × 20 ft main rectangle and an 8 ft × 28 ft apron, while a 30 ft × 4 ft walk is a separate scope line.

The calculation is exact only relative to the illustrative inputs. On a real property, attach source, visibility, and confirmation status.
Decide whether to subtract obstacles and cutouts
Do not use a universal “never subtract windows” or “ignore small islands” rule. A cutout can reduce surface quantity while leaving edge work, protection, setup, travel path, or complexity. Keep quantity and production factors separate.
For each cutout or obstacle:
- determine whether the surface is actually excluded;
- measure it if the quantity effect is material;
- preserve required edge, masking/protection, hand work, access, and risk time elsewhere in the estimate;
- state whether steps, curbs, risers, walls, screens, tracks, posts, furniture movement, or other elements are separate zones.
This produces a defensible area without pretending area equals labor.
Measure flatwork as zones, not one blob
For a driveway, walk, patio, paver area, parking zone, or loading area:
- confirm property/site authorization and safe access;
- identify material, coating/sealer, age/repairs, deterioration, joints, drainage, and contaminant;
- define exact included boundaries and vertical components;
- select a source appropriate to visibility and quote consequence;
- calculate each shape and preserve the markup;
- record obstacles, slope, water, runoff, traffic, public/tenant, and setup constraints separately;
- assign preliminary or confirmed status and state the remeasurement trigger.
A sloped surface may have more true surface area than its horizontal plan area. Whether that difference is material depends on slope and scope. Use an appropriate measurement method or professional source; do not silently treat plan area as surface area.
Measure building elevations carefully
Wall area can begin with elevation width × relevant height plus or minus other shapes, but real buildings have gables, stepped grades, offsets, multiple elevations, balconies, soffits, trim, windows/doors, coatings, and inaccessible zones.
Use elevations or suitable on-site/remote sources. Record each face separately and distinguish:
- plan dimensions from actual wall/elevation dimensions;
- ground-to-eave, wall band, gable, parapet, or other measured height;
- included siding/wall material from excluded glazing, doors, trim, soffits, screens, and attachments;
- quantity from access, protection, water-intrusion risk, oxidation, coating failure, and method eligibility.
Interior floor area, tax-record living area, story count, or building footprint may help qualification but does not directly equal washable exterior area.
Treat roof measurement as a specialist-risk decision
Roof plan area is not necessarily roof surface area, and roof area alone does not establish that cleaning is appropriate. Roof system, manufacturer guidance, warranty, condition, access, fall/electrical hazards, edge protection, weather, product/method, runoff, and adjacent-property controls matter.
Do not climb or walk a roof, lean out, stand on improvised access, or use a phone-level “eye test” because an article suggests it. Employers and operators must follow applicable fall-protection, ladder/access, electrical, training, equipment, and site requirements. For quantity, use current suitable plans/as-builts, an appropriate third-party roof report, or a qualified measurement process with a documented safe-access plan. Confirm whether the source includes:

- overhangs, attached sections, dormers, hips/valleys, parapets, and additions;
- slope/pitch and how surface area was derived;

Attach uncertainty to the quote

Example language:

Final quantity and price will be confirmed from an approved ground-level measurement before scheduling; no work outside the marked zones is included without written approval.
Have contract and consumer language reviewed for the relevant jurisdiction and transaction.
Convert quantity into a complete estimate
Square feet are not a price. For each zone, estimate:
- material and process eligibility;
- current condition/contaminant and result limit;
- production phases and trained labor;
- travel, setup, protection, access, traffic/public, water, wash-water, proof, and breakdown;
- product/material, equipment/vehicle, payment, administration, correction, and overhead;
- measurement uncertainty and change handling;
- capacity and opportunity cost where relevant.
Use quantity units that match the cost driver: square feet, linear feet, faces, items, vehicles/classes, mobilizations, labor phases, or another defensible unit. A blended square-foot rate across incompatible services hides the work.

Reconcile measurement after the job
For comparable completed work, retain:
- quoted quantity, source, uncertainty, and confirmation state;
- final measured/sold quantity and authorized changes;
- actual phase time, product/material, travel, exceptions, correction, and result;
- customer acceptance and collected amount.
Tag the primary miss: boundary, source age, visibility, unit/conversion, geometry, slope, condition, access, production assumption, or unsold work. Update a standard only after comparable evidence supports it.

Calibrate your measuring method
Measure three known properties with your chosen wheel, map tool, or pace count. Compare the result with a tape or site plan and record the error. Consistency matters more than an illusion of precision, but a systematic 20% underestimate will become a permanent margin leak.
Save the area, method, date, and photo with the quote. Break irregular driveways, walks, and roof planes into labeled shapes so a customer or helper can understand the math. Note what you intentionally did not subtract, such as small windows, and use the same convention in your cost-built rate.

Add a measurement confidence note to every remote quote

For irregular flatwork, split the property into rectangles and triangles, calculate each piece, then subtract islands that will not be cleaned. For vertical surfaces, measure the serviceable elevations rather than using conditioned floor area as though it were siding area. For roofs, use a tool and method appropriate to the actual roof geometry, then verify pitch, overhangs, additions, and detached structures.
Add a confidence label:
- Measured on site: direct dimensions and visible boundary confirmed.
- Remote verified: imagery is current enough and the customer confirmed the marked scope.

The quote should reference the named surfaces, not force the customer to validate your math. Internally, keep the source, date, assumptions, and rounding rule. If the property differs on arrival, show the saved boundary and agree on a revision before cleaning.
